More listings, but buyers are still moving in the Primary market
The big shift for homeowners: you have more competition than a year ago. The Real Estate Data Aggregator counted 1,596 new listings across this market in the three months ending August 31, 2026, up 6.8% from the same period in 2025. More sellers means buyers have more to choose from. Price your home well, and it can still move.
Sales are holding up. The Real Estate Data Aggregator shows 991 homes sold here, up 5.1% from a year before. Buyers are still active. The market is not stalling, it is just more balanced than it was.
What the national picture adds
The National Association of Realtors reported that U.S. inventory rose to 1.60 million homes in September 2026. That is the same trend showing up here. More supply is arriving nationally, and this market is part of that story.
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 15, 2026. That is a real cost for buyers. It slows some, but the 991 closings here show others are still committing.
