Zillow reported that the typical new buyer's monthly payment reached $3,037 in September 2026. That is real money. But the Real Estate Data Aggregator counted several parts of this market where buyers are still competing hard. Knowing where the pressure is highest can change how you plan, whether you are buying or selling.

All numbers below cover the three months ending August 31, 2026.

Where competition is strongest

The tightest spot the Real Estate Data Aggregator found was ZIP 91201 in Glendale. Nearly 6 in 10 homes there sold above list price. The average sale came in at 103.4% of the asking price. Half the homes that listed went under contract within two weeks. That is a fast market by any measure.

The borrowing cost reality

Freddie Mac reported the 30-year fixed rate averaged 7.40% as of October 15, 2026. Realtor.com put the average market rate at 7.40% on October 22, 2026. Those rates are real and they shape what buyers can afford. Yet the Real Estate Data Aggregator data shows buyers are still showing up in force in the tightest ZIP codes.

The wider picture

Nationally, the National Association of Realtors reported existing-home sales reached 3.99 million units in September 2026. Inventory rose to 1.60 million homes. Existing-home prices were up 1.3% nationally. This market is not moving in isolation.

Where things are slower

ZIP 90265 in Malibu sat at 13.9 months of supply. ZIP 90077 in Bel Air had 11.5 months of supply, though days on market there dropped 38 days shorter than a year ago, a notable shift.

In short
  1. Higher borrowing costs are real.
  2. Zillow put the typical new buyer payment at $3,037 in September 2026, and Freddie Mac showed the 30-year rate at 7.40% on October 15, 2026. Even so, the Real Estate Data Aggregator found that ZIP 91201 in Glendale had 58.8% of homes sell above list, ZIP 91501 in Burbank had 53.3%, and ZIP 91506 in Burbank had 47.5%.
  3. Tight supply in those areas is keeping competition alive.
  4. Slower areas like Malibu and West Hollywood tell a different story.
  5. One ZIP code can read very differently from the next.
